The county assessor has the assessed value of the land at $69,400 for tax year 2024.
I tend to see vacant land at 1.5 X the assessed value so seller guesses the land alone is worth $105,000.
However, the county has the assessed value of the buildings at $29,071 so presumes the buildings could be worth $45,000 additional. However, the seller is selling the property for the land only and posts it at $102,000, less than the value of the land and anything the building is worth is sold in AS IS condition.
